Start with what you already have

Your reserve study, spreadsheets, inspection reports, and warranty paperwork, even scanned PDFs. We read through them and turn every roof, pump, gate, elevator, pool, and shared system into one clear, organized list: what it is, where it is, how old it is, and what is known about its condition.

Keep one living record for every asset

Every asset keeps its own history in one place: installation date, warranty, past repairs, inspection results, and cost. When a manager changes or a board turns over, nothing gets lost. You always know what you have and what has been done to it.

Connect sensors to the assets that matter

Where it makes sense, we install sensors for leaks, moisture, equipment run time, and water and energy use. Each sensor is tied to a specific asset in your record, so a reading is not just a number on a dashboard. It is connected to that pump's warranty, service history, and location.

Get told when something needs attention

When a sensor picks up something unusual, or an asset is overdue for service, Community Twins sends a plain language alert to the right person, such as "Irrigation controller in Building 3 is running 40% longer than normal," instead of a raw number nobody has time to interpret. Alerts arrive though the tools you already use like email and text messaging.

Stay ahead of repairs and inspections

Using an asset's age, condition, and usage, Community Twins estimates how much useful life it has left and flags when repair, replacement, or a required inspection is coming up. Your board can budget for it in advance instead of being surprised, and stay ahead of deadlines like milestone inspections and reserve studies.

Save water and energy, and add resident perks

Watching water and energy use continuously catches waste early, such as a stuck irrigation valve, a running toilet, or an HVAC unit working harder than it should. Since the sensor network is already in place, it can also power simple resident conveniences, like showing whether the pool is currently busy, all from the same investment.
